The Regulatory Reform (Fire Safety) Order 2005

This wide-ranging legislation covers all aspects of fire safety in commercial and public buildings. Clause 17 demands that ‘any facilities, equipment and devices … are subject to a suitable system of maintenance and are maintained in an efficient state, in efficient working order and in good repair‘ by the responsible person.

The main reason is obviously to save lives and property, however, it is also to prevent false alarms. The latter can be rather disruptive to your Sutton business, public building or HMO. On monthly checks, the backup systems should be tested.

The bi-annual testing recommended in BS 5839 requires the entire fire detection and alert system is checked at least every six months by a ‘competent person’ with specialist knowledge of fire alarm systems and detectors. If your system is particularly large or complex, quarterly is advisable.
