As we move into 2021, the second deadline for Landlord’s electrical safety certificates is fast approaching. You have barely 3 months to order yours for existing tenancies. As from April the first, all private rented properties must have an electrical installation condition report.

Penalties for not having a Landlord’s Electrical Certificate

The Housing Act of 2004 places the responsibility for enforcement with your local authority. You are required to provide the report to the authority within 7 days of receiving a request to do so. They have the right to fine non-compliant landlords up to £30,000. In addition, your insurance could be invalidated. The new law also extends to work required by the report, so make sure that all necessary work is carried out properly and promptly.

What Parts of your Electrical Installation are Inspected?

We will inspect your wiring, plug sockets, light fittings, consumer unit/fuse box and any equipment that is permanently connected, such as immersion heaters and electric showers. The inspection does not include any testing of appliances that are not permanently connected.

What will be on your Croydon EICR?

The Electrical Safety Certificate will show which parts of your your installation are safe, and which parts are potentially dangerous. The report has four codes – FI means that part needs further investigation. C1 and C2 indicate there is a dangerous fault already present. C2 indicates a fault that is potentially dangerous. FI, C1 and C2 mean that you must have the work carried out.

You cannot afford to ignore it.

The code C3 means that we recommend improvement to that part of the installation. You are not obliged to have the work done but it is strongly recommended that you do so.

What will we Check?

We will carry out wiring tests using our state of the art equipment to find out if any of it is defective. We make sure that the earthing and bonding is present and up to the appropriate standards and identify potential electric shock risks and fire hazards. We will also find out if any parts of the system are overloaded.
