How Does the Landlord Electrical Certificate Inspection Work?

Call us on 07956 523316 – you will talk directly to one of our qualified electricians for Bromley. This means you don’t have to explain what you want to a receptionist, wait for a call back and then go over the same stuff with the electrician. So less hassle for you. You make an appointment with the electrician at a time that suits you best. The electrician is local so you don’t need to waste time explaining how to get to your Bromley rental property.

Landlord’s Electrical Certificate Inspection

When the electrician arrives, they will carry out a thorough investigation of the fixed wires and fittings. There are four key parts – a visual inspection, earthing/bonding condition, dead testing and live testing.

The visual inspection involves our electrician checking the permanently fitted electrical fixtures and fittings in your Bromley private rental property or HMO for any external signs of problems such as cracks or tracking.

The state of the earthing system is checked both visually and using a meter to make sure that the resistance is sufficiently low. Too high a value and the RCDs and MCBs may not trip.

The electricity to the property needs to be switched off during the inspection. This is called ‘dead testing’. If you have any tenants in the rental property at the time, they will need to know. Various circuits will then be tested by our electrician to detect poor connections and other faults. It won’t detect everything though, so …

… the electricity goes back on and live testing is carried out. This enables the electrician to detect any other potential problems.

After the Electrical Certificate Inspection

At the end of the inspection, you will be given your EICR (Electrical Installation Condition Report, your Landlord’s Electrical Safety Certificate). The report uses a simple code system for faults or issues. If there are any items deemed unsatisfactory, you don’t have a valid certificate and are legally required to put right any faults. We will be happy to re-visit to solve any issues.

C1: Danger Present, Risk of injury, immediate remedial action required.

Your electrical installation would be deemed automatically unsatisfactory. The fault should be rectified immediately or the electricity disconnected, until it has been repaired.

C2: Potentially Dangerous, Urgent Remedial Action Required

If your landlord’s electrical certificate has a C2 on it, it may or may not be deemed unsatisfactory. Either way, it needs to be sorted as soon as possible.

C3: Improvement Required

A C3 item does not comply with current Part P regulation standards but are not viewed as being dangerous. Your electrical installation would still be viewed as satisfactory. In an ideal world, you would update the installation to comply with current standards.

F1: Further Investigation Required

This is applied when there is some sort of fault that cannot be fully diagnosed within the scope of the inspection. It needs to be looked into properly at a later date.
