The Housing and Planning Act of 2016 started the ball rolling for the development of the Landlord’s EICR. The Act granted the Government the power to regulate electrical safety standards in the private rental sector. EICR Legal Requirements and Responsibilities

Prior to July 1st 2020, there was no legal requirement for landlords to obtain an electrical installation condition report (EICR). The government changed that in order to ‘make sure the private rented sector will offer high quality, safe and secure housing’. They also acknowledge that many ‘good landlords’ already routinely carry out an EICR and perform necessary remedial work without it being the law.
